One of the cornerstones of our business is property management. Whether you’re a homeowner with one property or a real estate investor with a substantial portfolio, we manage your investment with skill and integrity. 

As an intermediate, we tailor our property management package to the needs of buy-to-let investors, wealth and asset managers, expats, trust companies and individuals considering every landlord’s needs are distinctive.

Having 2nd Home 4U as a middle man, allows landlords to stay in control of managing their assets, while we handle day-to-day affairs with tenants. Properties are actively marketed to international companies, relocators, partners, colleagues and through rental portals, of which many are returning customers. 

We’ll look after every detail of your real estate as if it were our own and practice an extensive and strict vetting process using a variety of tools, including background checks. Proof of income, references and credit check of the employer or employee is reviewed to ensure the integrity of our guests.

After thorough reviewing of the documentation provided and settlement of negotiations, in which we serve as a representative, transparent agreements for the contract parties are presented. During occupancy, we attend to the requirements of:

This business proposition is written based on the vision with which we have successfully operated third-party homes in the Netherlands over the past 10 years. In recent years, we have realized a return per year for various home owners between 7% -10%. Despite the volatile market situation, we still strive to achieve no lower than 7% return. This requires a continuous change in business strategies.

Prior to our agreement, we plan the budget and on what terms repairs and maintenance will be performed and the tolerances (thresholds). Prior to committing to repairs above the agreed threshold or before the maintenance plan budget is exceeded, the landlord receives a proposal for approval. Only after approval or a decision on an alternative solution from the landlord, any work can commence. This way we prevent unpleasant financial surprises.

2nd Home 4U offers corporate accommodation services to multinational companies throughout the Netherlands. Thus, the typical 2nd Home guest is a corporate expat who needs accommodation as a single, with a colleague or his/her family for a medium and long-term stay basis.

2ndhome4u rents out accommodations furnished by the homeowner.

Where there is no tenant, the accommodation is not occupied. However, this rarely happens for more than the time in between tenant cross over.
